Ensuring your home meets Massachusetts Smoke and Carbon Monoxide (CO) alarm requirements is critical for safety, compliance, and real estate transactions. At Dwell XPM, we help homeowners, property owners, landlords, and condo associations navigate these regulations with confidence.
Compliance with Massachusetts Law
Dwell XPM ensures your home meets Massachusetts General Laws (MGL) Chapter 148, sections 26F and 26F- and passes local fire department inspections. These laws require approved smoke and CO alarms for homes being sold or transferred. Requirements vary depending on the year the house was built, whether major renovations or additions have been made, the number of bedrooms, presence of an attached garage, and the number of levels in the home. After a successful inspection, the local fire department issues a Certificate of Compliance, which is required by real estate attorneys prior to a closing.
Our Process
Smoke and CO alarm compliance can be confusing, but Dwell XPM handles the entire process for you:
Conduct a full assessment of existing alarms and determine what additional equipment is needed
Inspect, test, and replace battery-operated or hardwired alarms if necessary
Install additional alarms as required by law
Schedule inspections with the local fire department and attend on your behalf
Deliver the Certificate of Compliance once the home passes inspection
